But with so many properties on offer, so many agencies to choose from and everyone on the island seemingly calling themselves a property developer these days, how does one even begin to know where to begin on the hunt for the perfect home in the sun?

Whilst all analysts agree that the property boom presently seen in the Republic of Cyprus is set to continue unabated for some years to come, not all locations or developers on the island are the same. For instance, although the village of Peyia to the north of Paphos remains one of the favourite destinations for British property buyers in Cyprus, most investment specialists are of the opinion that properties in Peyia are of relatively low yield when compared with homes in the neighbouring Akoursos village.

And, despite the fact that things obviously vary slightly from region to region, the principle that some locations simply offer a greater investment potential than others, does apply across the entire Republic of Cyprus. Properties for sale too, can and will vary greatly, both in their styles and build-quality, from region to region.

Some property developers in the Paralimni area for example, are now offering 50% stone-built homes, designed in traditional Cypriot style to blend perfectly into the surroundings of a traditional East-Cyprus village such as Liopetri or Kapparis.

In addition, the sheer choice of property developers can be daunting at times, especially in view of the fact that a substantial number of newer firms were farming families until a couple of years ago.

This point was aptly illustrated when one of our clients engaged a local gentleman in conversation at one of the tavernas in Oroklini village.

“So how long have you lived in the village?”
“I live here all my life.”
“What do you do for a living?”
“I am property developer.”
“And have you always been a property developer?”
“No, I was melon farmer, but price of land go up.”

As mentioned elsewhere on this site, in Cyprus, properties for sale are subject to some of the strictest building regulations and some of the most comprehensive laws protecting the buyer anywhere in the European Union.

This does of course assure a certain standard where build-quality is concerned. It does not however assure the quality of finish, and some smaller, newer firms have been known to use cheaper materials where the finish of their villas and apartments is concerned.

In conclusion then, it must be said that, whilst in the Republic of Cyprus, properties for sale not only offer outstanding investment opportunities, buyers would be well advised to seek the assistance of a reputable agency with in-depth knowledge of the local market and an intimate familiarity with local construction firms.

The Weather in Cyprus
