Client example one:
The client was charged after-sales fees of C£ 450 ! ( this was copied from the other agents own website):
After-Sales Fee - CY£450 - Liason with builders, banks and local authorities on your behalf; making periodic inspections during construction as well as assistance with building modifications, fixtures and fittings, including VAT.
Connection Charges fee - CY£450 - Water, electricity, gas, drainage etc.

Please note that there is no gas in Cyprus! Drainage is inclusive of rates! Water in most areas has a C£ 3.30 connection, Electricity again in most areas has a C£ 20.00 connection.

Client example two:
The client found that they were being charged C£ 34.75 each time by the agent for sending them photos ( up to 20 ) of the progress of their property development !

Client three example:
A client found that they had been charged a C£ 1,700 'finders fee' from an agent that supposedly took them out to Cyprus for £ 99 for a couple. After they had signed the contracts, with an in-house lawyer, they received an invoice which legally it has appeared that they cannot get out of.
The clients asked us to sell their properties on for them, as they did not trust the developer or the lawyer ( we incidentally use neither of them ).

Please do not let this worry you regarding buying property in Cyprus; it is actually very safe to do so as buyers are safeguarded by government legislation and European law.
It's just that some agencies seem reluctant to let clients know what they are actually entitled to.
