Cyprus Estate Agents; not every company is the same

Cyprus estate agents: Quite an emotive subject actually.
As in all aspects of life there are good and bad; the same applies with this particular market sector.

There are many Cyprus Estate Agents

We have no intention of knocking any of our specific opposition as we believe that if you tell the truth all the time, give the facts correctly and treat the clients money as if it was ours by making sure it goes through the right hands, ensure that the clients investment is secure and legal then we cannot go far wrong.

As we have been promoting properties in Cyprus since 2004 we have encountered some serious variations to what we prefer to call ‘good practice’ by some other Cyprus estate agents.

There are two types of Cyprus estate agents, those who have offices in Cyprus and primarily sell property resales and are Cypriot owned.

The problem for Brits is that there tends to be a ‘club’ mentality in that the agent, the lawyer and the seller tend all to be Cypriot and the Brit purchaser is therefore at a possible disadvantage. Resales also have potential problems in that older properties may not be up to the current building standard controls and it is extremely hard to find anyone to do suitable surveys like in the UK, and of course therefore very hard to obtain a mortgage.

The other type of Cyprus estate agent is overseas, yet these can present problems to the unwary.
For example, those agents who cover properties throughout the world – the question could be asked – how can they hope to know every aspect of every country, every property, every developer?

Some agents are also virtually working for one developer only or just a few, thereby giving very little choice to a client.
Or the agents who offer free or heavily subsidised viewing trips – they are obviously not doing this for the fun of it – they are doing it to ensure that they have your undivided attention when in Cyprus to perhaps pressure you into purchasing. Or they have some hidden charges which clients do not find out about until after they have purchased.

For example: One particular agent charges clients for assisting with connections to the services including gas – there is no mains gas in Cyprus! Another charges a 1% ‘finders fee’ which the client has to pay although they think they are getting a free flight and hotel package. Another charges for taking photos of the various building stages for their clients. These are all in the small print.

Please note:
We do not charge for assisting with the connection of services, trips to banks or lawyers.
We do not charge ‘finder's fees’.
We do not charge for taking photos during the construction of your property.
We DO believe though, that these should be all part of the free aftersales care a client should expect.

We have over 10,000 properties in our portfolio as we deal with a vast amount of developers, thereby giving you the client a varied amount of properties to choose from.

We do not give subsidised viewing trips as a rule because we believe that if a client has the money to be able to consider purchasing a property then they must have the monies to be able to pay for a trip.

We DO however, admit that the fees that we obtain from the developers is greater in Cyprus than in the UK, so for this reason we believe that ‘half of something is greater then 100% of nothing’. Therefore we actually pay a cash back of 1.5% to our clients after the contracts have been exchanged.

On a £ 250,000 villa that amounts to nearly £ 4,000 being returned to you – a lot more than what a short viewing trip costs!
